Pre-sale renovation · Dallas, TX

Renovate to Sell

Should you renovate before listing in Dallas? Often yes, but only the rooms buyers judge first: paint, floors, the kitchen, and the baths. We suggest only the updates that get buyers, then design, build, and manage them, so you never overpay or run a construction project yourself.

  • Comprehensive estimate within 48 hours of the walkthrough
  • Finishes selected for buyers in your market
  • Refreshes in 3 to 6 weeks, remodels in 8 to 12
  • 1-year limited warranty on labor and materials

First impressions matter

What Buyers Judge First

Buyers decide in the first few minutes, and they notice what a home makes them feel before they notice the square footage. Before listing, we focus on the cosmetic issues that buyers see immediately:

  • Interior paint in neutral colors that let buyers picture themselves in the space
  • Flooring that is worn, dated, or inconsistent from room to room
  • Kitchens and bathrooms that feel old: cabinet painting, countertops, hardware, mirrors, lighting
  • Lighting and fixtures that date the home
  • Curb appeal, the first photo in the listing

Our local experts know what can stay and what should go. Every recommendation is made to sell faster and for maximum profit, not to win a design award.

Light prep, a refresh, or a remodel?

  • Light prep: cleaning, repairs, and touch-up paint. When the home already shows well, we say so: sometimes the right answer is a good cleaning and a coat of paint.
  • Pre-sale refresh, three to six weeks: paint, flooring, lighting, and kitchen or bath updates. Haven Pl. in Allen was listing-ready in three weeks.
  • Pre-sale remodel: a larger scope, when the comparable homes support the finished price; remodels typically run eight to twelve weeks. Azure Ln. in Addison, a whole-house renovation, put $135,000 into the kitchen, baths, floors, and paint, and sold for $1.1 million.

Across Dallas–Fort Worth the median listing had been on the market 58 days in August 2026, up from 48 in May, and 13,504 listings had a price reduction during August (Realtor.com via FRED; the fall numbers). Buyers have time and choices, and they skip the homes that need work. If you are working backward from a listing date, the Dallas listing calendar shows when the work has to start, and our city pages for Plano, Frisco, McKinney, and the rest of our service area show what sells where you live.

Questions sellers ask

Should I Renovate Before Selling in Dallas?

Straight answers from your local experts. All questions.

Should I renovate my house before selling in Dallas?

Often yes, when one or two rooms would stop a buyer, and not always. Buyers have time and choices, so they skip homes that need work. We recommend only updates we believe will pay back, sometimes just a good cleaning and a coat of paint.

What is a pre-listing renovation?

A pre-listing renovation, also called a pre-sale renovation, is the set of cosmetic updates made before a home goes on the market: paint, flooring, lighting, and kitchen and bathroom updates chosen for buyers shopping that neighborhood. It goes further than a make-ready, which stops at cleaning, repairs, and touch-up paint.

How is Renovation Sells Dallas different from a national pre-sale company?

We are locally owned by Justin and Emily Pate, and Justin runs each project personally with a dedicated project manager on site. We use the same local painters, tile setters, and flooring installers job after job, and publish our results with the numbers, like Azure Ln. in Addison.

How much does a pre-sale renovation cost in Dallas?

It depends on the rooms and the finish level the comparable homes call for. Pre-sale projects on this site ran from $60,000 at Biscayne in Frisco to $135,000 at Azure Ln. in Addison, a whole-house renovation. Paint, flooring, and lighting alone cost less. The walkthrough and itemized estimate are free.

When should I start if I want to list in the spring?

For a mid-April listing, start in late January or early February with the walkthrough. The scope is approved by mid-February, crews are on site late February through March, and the first week of April is for the final walk, cleaning, and photos. The Dallas listing calendar has the full schedule.

Do you work with my real estate agent?

Yes. We walk the home with you, with your agent, or on your agent's behalf, scope the work to what buyers in that neighborhood want, and keep both of you updated until the home is ready to photograph. Agents can start with a 15-minute listing review.

Which areas do you serve?

Dallas and Collin County: Dallas, North Dallas, Lakewood, Highland Park, University Park, Preston Hollow, Addison, Plano, Frisco, McKinney, Melissa, and Allen, each with its own page showing the nearest finished project, plus nearby towns such as Richardson, Prosper, and Celina. Not sure about your neighborhood? Ask.
