The story
Three Weeks From Rental to Sold
Haven Pl. was a rental, and it looked like one: original oak cabinets in the kitchen, dated bathrooms, a tiled fireplace and exposed beams in a living room that had not been touched in years. The owner had decided to sell rather than re-rent, and wanted the home on the market fast, at a price that reflected what the house could be rather than what it was.
We scoped it in one walkthrough. The kitchen kept its cabinet boxes, which were sound, and got painted blue-gray with white quartz counters, a new backsplash, a brass pendant, and plank flooring. Both bathrooms kept their layouts and got painted vanities, new mirrors, lighting, tile, and fixtures. The living and dining rooms got fresh paint, new flooring, a patterned tile fireplace surround, and new lighting under the original beams, which became the feature instead of the problem.
Three weeks later it was listing-ready. It sold, and the owner's return at closing was $143,000. In the owner's words, the process was fast and simple and the home got top dollar.
What Haven Pl. means for your home
This is the pre-sale renovation in its purest form: no layout changes, no new cabinetry, nothing a buyer would call a remodel. Paint, counters, floors, lighting, and bathrooms, chosen for the buyers in Allen and finished on a schedule that kept the listing on track. If your home is a few years behind the neighborhood rather than a generation behind, this is the scope we would show you first, and it is the one most likely to be done before the next listing photo appointment.
