Kitchen remodel · Addison, TX
Azure Ln. in Addison was originally priced at $750,000. Instead of listing it as-is, the owners invested in the rooms buyers judge first: a new kitchen with white cabinetry, white quartz counters, a wood-top island, and pendant lighting, plus both bathrooms, flooring, paint, and lighting. The whole-project total was $135,000. It sold for $1.1 million.

Before
AfterKitchen updates before selling
The easy move on Azure Ln. would have been to list it as it was. The kitchen had dated granite and the original layout, and it is a room buyers judge in the first five minutes. Instead, every dollar of the $135,000 whole-project total went into rooms buyers pay for, the new kitchen included.
Not every Addison kitchen needs that scope. Azure Ln. earned it because the comps supported the finished price. In the walkthrough we decide what your kitchen needs:

Whole-project totals
Each of these kitchens was part of a larger pre-sale renovation, so the figure shown is the whole-project total, not the kitchen alone.

The cherry cabinets stayed under white quartz, a subway tile backsplash, and stainless appliances. The home sat 120 days and was cut to $550,000 before the work.

The cabinet boxes were sound, so we painted them blue-gray and added white quartz counters, a new backsplash, a brass pendant, and plank flooring.

Kitchen questions

It depends on the work. Addison's residential code exempts painting, tiling, cabinets, countertops, and similar finish work. The town's permit list includes electrical work beyond repairs such as replacing switches and plugs, plumbing work, replacing or adding a water heater, and removing or adding a wall. When the work needs a permit, we pull it. See the town's Residential Projects page.
They are requested through the town's Citizen Self Service portal or its 24-hour request line. A portal request made before 7:00 a.m. is inspected the same business day, and a request-line call before 3:00 p.m. the next business day. Any plumbing, electrical, or HVAC subcontractor must be validated onto the permit before inspections are requested.
It depends on the scope the comparable homes call for. Azure Ln., our Addison project, was a $135,000 whole-project total: a new kitchen, both bathrooms, flooring, paint, and lighting. It was originally priced at $750,000 and sold for $1.1 million. Biscayne in Frisco, a lighter scope, was $60,000. The walkthrough and itemized estimate are free.
Plan on three to six weeks for a cosmetic kitchen update and eight to twelve for a full remodel with new cabinetry. Your schedule is set before work starts. Haven Pl. in Allen, with painted cabinets and new counters and floors, was a three-week whole-house project.
Keep them when the boxes are sound and only the style is dated, and change the counters, backsplash, and lighting around them. Replace them when they are worn, the layout wastes the room, or the neighborhood expects new. Addison's code exempts cabinet and countertop work on its own from a permit. The walkthrough settles it.
We work across Addison, which is part of our service area. The town's list of neighborhood groups includes Addison Place, Oaks North, Towne Lake, and Addison Timbers, and its permit rules apply in each, though your HOA may add its own. See renovation in Addison for more on the local market.
